Wednesday, March 10th, 2004

ALL SALES ASSOCIATED WITH THIS AUCTION ARE SUBJECT TO SELLER'S
CONFIRMATION.
The contract sales price will be the highest bid received. There
is no buyer's premium associated with this sale.
All bids must be submitted on bid forms supplied by W. M. HALES,
INC. At the SELLER'S request, all bids are to be submitted with the
assistance of a representative of W. M. HALES, INC. and must be
accompanied by an escrow deposit in the amount of $1,000.00
(personal checks accepted) payable to W. M. HALES, INC. The
$1,000.00 escrow deposit will not be deposited unless you are the
successful bidder; all unsuccessful bid deposits will be returned.
The successful bidder will be required to deposit an additional
$9,000.00 (cashier's check only) for a total escrow deposit of
$10,000.00. The total escrow deposit of $10,000.00 will be
credited to the purchaser at closing.
At the SELLER'S request, all BUYER'S AGENTS are to obtain
compensation from their respective client.
All bidders should be certain that financing can be arranged. The
property will be sold with no contingencies for financing,
appraisal, inspections, etc., and no escrow deposit will be
returned as a result of a lack of ability to obtain financing.
A SELLER'S Disclosure, Agency Relationship Disclosure and a Lead
Based Paint Addendum are on file with W. M. HALES, INC. The
prospective BUYER has the opportunity to have a home inspection, a
lead based paint inspection or other inspections at their expense
prior to the auction. The successful BUYER will be asked to waive
the opportunity to have any tests or inspections performed once the
property is placed under contract (contract will state that the
closing is to occur within 30 days of the auction date), and BUYER
is to agree to accept the property in an "as is"/"where is"
condition.
The SELLER and W. M. HALES, INC. are not aware of any problems
associated with the sale of the real estate and no warranty or
guarantee is offered by either the SELLER or any representative of
W. M. HALES, INC.
All closing costs associated with this sale are the sole
responsibility of the BUYER including, but not limited to, survey
cost, deed preparation, deed stamps, recording fee, attorney's fee
and any other costs required by the lender of the BUYER.
The CL-100 termite letter will be provided by the SELLER. The taxes are to
be prorated as of the day of the closing. The closing is to occur
within 30 days of the auction date.
Possession of the property will be at closing. The BUYER will not
be given access to the home prior to closing without a member of
W. M. HALES, INC. or their representative present. W. M. HALES,
INC. will be glad to accommodate the BUYER.

however, no guarantee of reliability is offered by either the
